Terms of Service

The agreement

These terms are an agreement between you and RT Invests, the business run by Raymond Tran, based in Brooklyn, New York. The legal entity is FIRE Coaching LLC, a New York limited liability company. By using rtinvests.com or buying anything from it, you agree to these terms and to our Privacy Policy. If you do not agree, do not use the site or buy from it.

You must be 18 or older to buy from us. By paying, you confirm that you are.

What we sell

The site sells three things, all priced in US dollars:

• Sweetheart coaching, $399. Two 45-minute one-on-one video sessions with Raymond Tran, scheduled two weeks apart, focused on one topic you choose.
• The First Door Kit, $37. Eight short videos and a set of tools for getting to a yes or no on your first rental, opened online after payment.
• The Stop Date Kit, $37. One worked plan and five tools for working out what a stop date costs on your own numbers, opened online after payment.

Longer coaching engagements are arranged by email, and their price and terms are confirmed in writing before you pay. The free consultation, the Learn pages, and the free calculators cost nothing and come with no obligation.

Education, not advice

Everything on this site, in the kits, and in coaching is financial education. It is general information and Raymond Tran's own experience. It is not individualized financial, investment, tax, or legal advice, and it is not a recommendation to buy, sell, or hold any property, security, or other asset.

Raymond Tran is not acting as your financial advisor, accountant, or attorney. Before you act on anything you learn here, check it against your own situation and talk to a licensed professional where it matters.

We make no earnings claims. We do not promise any income, return, savings, or result. Real estate and investing carry risk, including the loss of money. Results vary from person to person, and any numbers we show are examples, not forecasts for you.

Buying and paying

Payments are processed by Stripe. You give your name and an email for the receipt. Your card details go to Stripe and never touch our servers. Prices are shown before you pay and do not include any tax you may owe. After a successful payment we email a receipt to the address you gave.

If a payment fails or is reversed, we may close your access to what you bought until it is settled.

Your license to the kits

When you buy a kit, we give you a personal, non-transferable license to view and use it for your own education. One purchase is for one person. The license lasts as long as we offer the kit, and we may revoke it if you break these terms.

You may not:

• Share your access link, your receipt link, or your access cookie with anyone else.
• Download, record, copy, screenshot in bulk, or redistribute the videos, pages, or tools.
• Post the kit or any part of it anywhere public, or sell or lend it.
• Use the kit to build a competing product.

Kit access works through a signed link in your receipt and a signed cookie in your browser. If you lose access, request a new link on the kit page using the email you paid with.

Refunds

Each product has its own refund rule, and we hold to it exactly as written:

• The First Door Kit: Watch the turn-away first. If it tells you to close the tab, reply to your receipt that same day and the $37 comes back. No form, no call.
• The Stop Date Kit: Read the first page first. If it tells you this kit is not for you, reply to your receipt the same day and your $37 comes back. No form, no call.
• Sweetheart coaching: 100% refundable up to 24 hours before your first session.

Outside those rules, sales are final. Refunds go back to the card you paid with through Stripe. If you have a problem with a purchase, email us and we will try to make it right.

Coaching sessions

After you pay for Sweetheart coaching, your confirmation page and your receipt email link to Calendly to book your first session. Sessions are held by video call. The two sessions are meant to run two weeks apart, and you book the second one with Raymond after the first.

If you need to move a session, email us or use the reschedule link in your calendar invite as early as you can. Give at least 24 hours notice to cancel or move a session, and you lose nothing. If you miss a session without that notice, you can rebook it for a fee of half the session price. Book your first session within 30 days of purchase, and complete every session in your package within 6 months of payment. Sessions not booked or held in that time are forfeited.

Coaching is a conversation about your numbers and your plan. What you do with it is your decision and your responsibility.

Free tools and content

The Learn pages, calculators, and trackers are free and provided as they are. The calculators give estimates based on what you type in and on simplified assumptions. They can be wrong for your situation. Do not treat their output as a guarantee or as advice.

Your conduct

When you use the site, you agree not to:

• Try to get into a kit, the admin dashboard, or anyone else's data without paying or without permission.
• Forge, reuse, or tamper with access links, tokens, or cookies.
• Send spam, abuse, or false information through the contact form or any other form.
• Scrape, overload, or interfere with the site.

Intellectual property

The site, the kits, the videos, the tools, the text, the RT Invests name, and the logo belong to RT Invests or its licensors and are protected by copyright and trademark law. These terms give you no ownership of any of it. Anything you enter into the kit tools stays yours, and you give us permission to store it so we can show it back to you.

Third-party services

Stripe processes payments. Calendly handles booking. Wistia plays kit videos. Resend delivers our emails. Behold and Instagram power the Instagram feed. Each has its own terms and privacy policy, and we are not responsible for them. Links to other sites are for your convenience, and we do not endorse or control what is on them.

No warranties

The site, the kits, and the coaching are provided as they are and as available. To the fullest extent the law allows, we disclaim all warranties, express or implied, including fitness for a particular purpose and non-infringement. We do not promise that the site will be error free or always available, or that the content is complete or current.

Limitation of liability

To the fullest extent the law allows, RT Invests and Raymond Tran are not liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost profits, lost savings, or investment losses, that come from using the site, the kits, or the coaching, even if we were told they were possible.

Our total liability to you for any claim related to the site or anything you bought from it is limited to the amount you paid us in the 12 months before the claim.

Some states do not allow some of these limits. Where that applies to you, these limits apply only as far as the law permits.

Governing law

These terms are governed by the laws of the State of New York, without regard to its conflict of law rules. Any dispute that cannot be settled by email will be brought in the state or federal courts located in New York, and you agree to their jurisdiction.

Changes to these terms

When we change these terms, we update the effective date at the top of this page. If a change is significant, we will say so on the site. Changes do not reduce refund rights on purchases you have already made. Your continued use of the site after a change means you accept the updated terms.
